Your Water Comes From Atlanta, Your Sewer From Fulton County

Sandy Springs is one of the few North Fulton cities where the water does not come from Fulton County. The City of Sandy Springs states that the City of Atlanta's Department of Watershed Management provides water service and handles billing for both water and sewer, while Fulton County maintains the sewer system itself.

The arrangement predates the city. Sandy Springs has bought water from Atlanta since before it incorporated in 2005, delivered from Atlanta's Hemphill plant on 17th Street, and local reporting has described a long dispute over the roughly 21 percent surcharge charged to customers outside Atlanta's city limits.

For a homeowner, the practical result is three different phone numbers. A main break in the street is Atlanta's. A blocked public sewer main is Fulton County's. Anything between your house and those mains is yours, and that is where Roswell 24/7 Plumbing comes in, across Sandy Springs in 30328, 30350, 30342 and 30327, 24 hours a day.

Local Conditions

Older Homes, River Hills and Main Breaks

Much of Sandy Springs' housing went up in the decades after World War II, with plenty of newer infill mixed in. Houses from the 1950s through the 1970s are the ones most likely to have galvanized supply lines, cast iron drains or original clay laterals, and those are the systems that produce slow leaks, rusty water and root-choked sewer lines.

The hills running down to the Chattahoochee add their own pattern. Laterals on steep lots near Riverside Drive and the river parks can be deep at the street end, which affects the cost of any excavation. That makes a camera inspection before deciding between a dig and a trenchless liner especially worthwhile here.

Main breaks happen too. In November 2019, WSB-TV reported a break at Riverside Drive and Blackwater Trail that left about 100 homes without water one morning. When water returns after a break like that, air and sediment can clog faucet aerators and appliance screens. If one faucet runs weak afterward, rinse its aerator before calling anyone.

Coverage

Sandy Springs Coverage Map

Service covers all four Sandy Springs ZIP codes, from 30350 near the Roswell line to 30327 along the southern edge.

Emergency sewer lateral work and burst pipe repairs are available throughout 30328, including the City Springs area. In 30342, older homes with galvanized supply are the most common repipe candidates. Across the river, neighbors in East Cobb deal with a completely different utility, Cobb County.

Within roughly ten miles of the city, burst pipe and sewer lateral calls also reach Dunwoody's 30338 and 30346, Brookhaven's 30319, 30360 near Doraville, Vinings in 30339, and the East Cobb ZIPs 30067, 30068 and 30062.

What to Do Before You Call

These checks tell you whose problem it is.

  • Ask a neighbor. No water on the whole street means an Atlanta main issue, not your plumbing.
  • Test the meter. With every tap off, a moving leak indicator means water is leaving on your side.
  • Check more than one drain. Only the lowest drain backing up suggests your lateral. Several homes backing up suggests the Fulton main.
  • Rinse aerators after an outage. Sediment after a main repair often looks like a pressure problem.
  • Find the cleanout. An outside cleanout makes lateral clearing faster and cleaner.

If sewage is coming into the house, stop all water use and call. Neighbors in Dunwoody go through DeKalb County instead of Atlanta or Fulton. Call (770) 214-4545.

Questions

Sandy Springs Plumbing Questions

Yes. Sandy Springs addresses in 30350, 30328, 30342 and 30327 are covered 24/7. 30350 sits closest to Roswell across the Chattahoochee, so it is often the quickest part of Sandy Springs to reach.

The City of Atlanta's Department of Watershed Management, which provides water in Sandy Springs. The City of Sandy Springs lists Atlanta Watershed's main line, 404-658-6500, as the contact for drinking water problems and main breaks. Leaks on your side of the meter are a plumbing repair.

Neither, if the blockage is in your own lateral. Fulton County maintains the public sewer system in Sandy Springs, and its service lateral rules put the pipe from the house to the main on the owner. A sewer line repair fixes the private section.

Sandy Springs has bought its water from Atlanta since before it became a city in 2005. Atlanta handles billing for both water and sewer charges even though Fulton County maintains the sewer pipes.

According to the City of Sandy Springs, property owners who want to switch from septic to the public sewer start that process with Fulton County. The plumbing connection from the house to the new lateral is then a permitted job.

Not directly, but it makes leaks more expensive. Water from Atlanta costs Sandy Springs customers more than it costs city residents, so a running toilet or a buried service line leak adds up faster here. The meter test on our leak detection page is worth doing if your bill jumps.
